所属部署

Facilityチームに所属し、敷地内施設の全般（建築設備、電気設備、空調設備、給排水衛生設備、施設清掃業務、ランドスケープ等)の定期点検、維持管理・メンテナンス・委託業者管理・工事等の発注、施設の計画業務、チームマネジメント、プロジェクトサポートを行う。

主な業務内容

1. 施設・建物全般の設備の維持保全業務及び適切な運営管理を行う

2. 定期的な巡回点検及び保守を行う

3. 仕様検討、工事計画、工事発注、見積査定・交渉、現場監理と一連の実務作業を行う

4. 点検計画、予防保全計画、修繕計画、中長期保全計画、コスト管理を行う

5. 業務委託業者（各ビルメンテナンス業者）の管理を行う

6. 関係各官公庁との窓口、届出業務を行う

7. 施設の緊急不具合対応を行う

8. 社内関係者との調整業務を行う

• 特に機械設備（空調、給排水衛生）に精通していると望ましい

• 施設の安全・安心及び質の高い施設をお客様に提供する。

• 関係各取引業者と対等に技術協議ができること。

• 安全・品質・コストのバランスを考えた維持管理、修繕、投資を行う

• 常に業務の改善を提案し積極的に行う

• 社内関係者、取引業者と信頼関係を築き、協同で業務の遂行をおこなう

• 法定基準、社内ルール等、コンプライアンスを遵守した業務を行う

• 仕事のスピード、適格な報告、相談を意識し業務を遂行する。

• コミュニケーション力に優れており、建設的に業務を進めていけること

• 理論や否定のみでなく即行動に移せるフットワークと行動力を持っていること

資格

• テーマパーク、レジャー施設や商業施設等で機械設備のメンテナンスや工事管理等の実務経験

• 工事発注管理経験

• 現場での施工管理経験

• 建築・電気・空調・給排水衛生の基本図面を読む事ができ、自ら点検、簡単な修繕の経験

• 施設の予防保全計画の策定経験があれば尚可

• 高所作業車運転免許があれば尚可

• 建築設備士、管工事管理技士、消防設備士、があれば尚可

• 英語でのコミュニケーションが行えると尚可

• 普通自動車免許

契約条件

• 年間変形労働制（週37.5時間が目安／最大週40時間）

• 週末や夜間の勤務が発生する場合がある

• 土日祝、年末年始、ゴールデンウィーク、お盆は休日ですが、運営の状況により勤務する場合あり
