About the Role:

As a New Development Condo Sales Specialist at Flow, based in Miami, Florida, you will be responsible for leading sales operations at new condo developments, working closely with developers and potential buyers. You will guide clients through the entire sales process, from inquiry to closing, providing expert advice on the Miami condo market and new developments. This role requires experience with condo sales, strong customer service skills, and the ability to adapt to the fast-paced nature of new developments.

The ideal candidate will be willing to work weekends to accommodate buyer schedules and maximize sales opportunities.

Responsibilities

    • Manage daily sales operations at assigned new condo development sites and lead a sales team of 2-4 members
    • Conduct thorough follow-ups with prospects and their agents, addressing any questions or concerns to ensure effective lead nurturing
    • Provide clear guidance on the sales and approval process to prospective buyers 
    • Assist in pricing, inventory management, and contract negotiations
    • Prepare monthly pricing and concession reports for competitive analysis, manage inventory and pricing grids, and deliver weekly marketing reports to refine advertising strategies
    • Lead weekly marketing meetings with development partners to ensure alignment between sales strategies and marketing effectiveness
    • Conduct thorough follow-up with prospects and their agents, addressing questions, concerns, and requests, ensuring all leads are nurtured appropriately
    • Provide clear and detailed instructions on the sales and approval process to prospective buyers
    • Assist with with setting prices, managing inventory, and negotiating contracts
    • Develop monthly pricing and concession reports for the property’s competitive set and manage inventory and pricing grid
    • Deliver weekly marketing reports to adjust advertising strategies
    • Lead weekly marketing meetings with development partners, ensuring that sales strategies align with the marketing campaign’s effectiveness
    • Report on property conditions and comparable market trends to optimize sales efforts
    • Partner closely with senior management and development teams, and provide feedback on customer preferences, sales progress, and marketing adjustments

Ideal Background

    • Active Florida Real Estate Salesperson or Broker License preferred
    • Proven experience in new development condo sales, preferably in the Miami market
    • Excellent verbal and written communication skills, adept at interacting with developers, colleagues, and potential buyers
    • Experienced in luxury property sales with a strong customer service background
    • Skilled in multitasking, prioritizing, and adapting to market changes, construction timelines, and inventory shifts
    • Collaborative team player with leadership and mentoring experience
    • Proficient in Microsoft Office Suite, especially Excel, and familiar with CRM tools and property management software
    • Adept at analyzing market data, preparing reports, and providing strategic recommendations
    • Strong work ethic, positive attitude, and ability to thrive in high-pressure environments
    • An established network in real estate and development is a plus
    • Bilingual in English and Spanish
